The renovation and retrofit of multiple existing, light industrial properties into commercial “ghost kitchen” facilities. This culinary resource is a food preparation and production facility where restaurants and/or chefs rent space for the preparation of delivery-specific food services via mobile apps or online sales. CNY has renovated a 13,200-SF two-story property into a 26-hood facility in Brooklyn.
The Brooklyn project’s scope of work included light structural reinforcement, upgraded MEPS services, interior partitions, and the installation of one hydraulic elevator and one dumbwaiter. Other general and finishing work included trenching and installation of underground services and grease traps, a new roof membrane and repair of rooftop stone caps, first-floor masonry repair and installation of new subfloors and resilient VCT flooring installation, along with additional finishes consistent with a commercial kitchen. This project had many logistical challenges associated with owner-furnished and contractor-installed equipment; some of this equipment has a lead time of 21 weeks prior to arrival on site.
